Purbachal New Town: location, sectors, roads and what is built (2026)
Purbachal New Town is RAJUK’s planned township north-east of Dhaka, between the Balu and Shitalakhya rivers, reached from Kuril by the 300 ft Road. RAJUK’s project page gives it 6,213 acres in 30 sectors with about 26,000 residential plots. As of 10 October 2026 most roads are built, but houses have started on only a few hundred plots, and water, gas and sewerage are still partial.

What is Purbachal New Town?
It is a government township project of RAJUK (Rajdhani Unnayan Kartripakkha), the capital’s development authority, started in 1995. RAJUK’s project page gives 38.74% of the land to housing, 25.9% to roads and 7.1% to lakes and canals. The project is not finished: Dhaka Post reported on 29 July 2026 that the deadline had been extended seven times, the last being December 2024, and RAJUK’s chairman told Bonik Barta in December 2025 that the first project was still incomplete.
Where is Purbachal, and in which district?
Purbachal lies mostly in Rupganj upazila of Narayanganj district and partly in Kaliganj upazila of Gazipur district; The Daily Star adds that a part falls in Dhaka district.
This is changing. On 23 April 2026 the cabinet approved in principle placing the project area under Dhaka North City Corporation, Dhaka Metropolitan Police and Dhaka WASA (Jugantor, 24 April 2026). On 1 July 2026 the 121st NICAR meeting, chaired by the Prime Minister, approved bringing the whole area under Dhaka district (The Daily Star). None of the reports we read gives a gazette or a date of effect, and we found no gazette as of 10 October 2026. Before you register a deed, ask which sub-registry office and land office handle that plot today; our transfer and namjari guide explains the steps.
How many sectors and plots are there, and what sizes?
There are 30 sectors. RAJUK’s figures, published by Dhaka Post on 29 July 2026, count 26,213 residential plots: 11,209 of 3 katha, 10,361 of 5 katha, 2,618 of 7.5 katha and 2,025 of 10 katha (1 katha = 720 sq ft). Sources differ on how many have been handed over: RAJUK’s undated page says 24,724, while Dhaka Post says about 21,000. For what each sector is like, see our Purbachal sector pages.
How were the plots allotted?
By lottery, under categories. Bonik Barta (20 July 2025) lists first-phase allotments to government officials, employees of autonomous bodies, private-sector employees, expatriates, businesspeople, freedom fighters, lawyers, journalists, artists, MPs and others. RAJUK’s figures also show 7,864 plots for original inhabitants and people affected by the land acquisition. The category is written on the allotment letter and can matter when the plot is sold, so read our guide on how to check who owns a Purbachal plot before paying anyone.
What is the 300 ft Road?
The 300 ft Road is the popular name of the Purbachal Expressway, the 12.5 km road from the Kuril flyover to Kanchan Bridge. It was formally opened on 14 November 2023 (Ittefaq), with 100-foot-wide canals along both sides; bdnews24 described it in 2022 as an eight-lane expressway with service roads. We found no official travel-time figure. Traffic at Kuril decides it, so make the trip at the hour you would normally travel.
Is a metro coming to Purbachal?
It is planned, not built. MRT Line-1 has an 11.369 km Purbachal route with nine stations, seven of them elevated (Ittefaq, 12 November 2024): Notun Bazar, Nadda, Joar Sahara, Boalia, Mostul, Purbachal Cricket Stadium, Purbachal Centre, Purbachal East and Purbachal Terminal, with a depot at Pitalganj. On 16 September 2026 ECNEC approved a revised cost of Tk 1,14,394.89 crore for the whole line, up from Tk 52,561.43 crore (Dhaka Tribune), and completion is now targeted for 2033 (The Business Standard). The date has moved before, so do not price a plot on it.
Is there electricity, water, gas and sewerage?
- Electricity: RAJUK’s undated page says electricity is available in all sectors and is connected on demand. Dhaka Post reported on 29 July 2026 that power had reached only some blocks.
- Water: RAJUK supplies it through a private partner from deep tube wells. Connections began on 30 January 2023 in Sectors 1 to 3 and part of 4 (Prothom Alo, 22 February 2023). By July 2026 phase 1 covered Sectors 1 to 4 (4 in part) and phase 2 parts of Sectors 4 to 20 (Dhaka Post).
- Gas: There is no piped household gas (Dhaka Post, 29 July 2026). Titas said in October 2024 that new residential connections remain suspended by government decision.
- Sewerage: The sewer network and treatment plant are a PPP project still “in development phase” (PPP Authority page, updated 30 October 2025).
Service differs from road to road. Check the pole, the water line and the drain in front of the plot you are looking at.
What has been built so far?
Not much housing yet. Prothom Alo reported on 18 October 2025, citing RAJUK, that 460 building plans had been approved, 90 buildings were complete and 77 were under construction. Dhaka Post said in July 2026 that work had started on just over 300 plots. RAJUK’s acting chief planner told Ittefaq (3 May 2026) that a fine would apply if no building is put up within four years of taking over a plot; ask RAJUK how that applies to yours.
Which landmarks are built and which are only planned?
- Kanchan Bridge: built; it is the eastern end of the 300 ft Road.
- Trade fair venue: built; the exhibition centre in Sector 4 where the Dhaka International Trade Fair has been held (The Daily Star, 30 December 2022).
- Cricket stadium: planned. Desh Rupantor reported on 27 September 2026 that no visible construction had started and that the cricket board wants the design changed.
- CBD and tall tower: planned only. A RAJUK notice of August 2023 mentions an iconic tower project on 100 acres; Ittefaq (3 May 2026) mentions a 130-storey building planned in Sector 19 and questions whether it will happen.
- RAJUK school and college: proposed in Sector 26; the Planning Commission asked for the cost to be reviewed (Dhaka Post, 29 July 2026).
How do I see the Purbachal map?
RAJUK has its own online system, the Web Enabled Plot based Land Record System (WPLRS). When we opened it on 10 October 2026 it let us in as a guest, and its Projects page listed Purbachal with a “View Map” link for each of Sectors 1 to 30. It is an older system and we could not confirm how current its data is, so use it to see where a plot sits and confirm the details at RAJUK.
