- Questions about selling a plot in Bashundhara
In short: Across the 117 plots for sale in October 2026, the median asking price per katha ranged by block from Tk 45 lakh (P Extension) to Tk 1.50 crore (Block J). Bashundhara is a private project, so the November 2025 notification letting RAJUK and other government-agency plots be sold without permission does not apply here. Land changes hands by sale deed.

How much is land in Bashundhara? Plot price per katha by block (October 2026)
Asking prices of the 117 plots for sale in Bashundhara Residential Area in October 2026, by block. Prices are in lakh Taka per katha.

| A to H | 13 | 130 | 115–137 | 115–220 |
| I | 8 | 145 | 138–156 | 112–170 |
| I Extension | 10 | 118 | 107–122 | 93–140 |
| J | 9 | 150 | 140–160 | 135–170 |
| K | 8 | 118 | 110–128 | 92–140 |
| L | 11 | 130 | 118–131 | 100–150 |

| P | 9 | 86 | 83–90 | 75–120 |
| P Extension | 11 | 45 | 43–49 | 37–65 |
Why prices differ inside one block
Smaller plots in the same block usually ask less per katha (median asking price per katha, lakh Taka):
| Block | 3–4 katha | 5 katha or larger |
|---|---|---|
| A to H | 115 | 137 |
| K | 110 | 130 |
| L | 115 | 130 |
| M | 95 | 130 |
| N | 90 | 118 |
| P | 82 | 90 |
| P Extension | 45 | 48 |
The median asking price per katha ranges by block from Tk 45 lakh to Tk 1.50 crore, so nobody can price a Bashundhara plot without knowing its block.
Asking price and selling price
Every figure above is the asking price of a plot for sale; the price that changes hands usually comes down in negotiation. How far depends on the front road, the plot’s position, the state of the papers, who pays the company fee and how soon the seller needs to sell. To see your own block’s figures, choose the block and size in the form above.
What buyers look for in each block
Bashundhara’s blocks are not alike. When a block was approved, how built-up it is, and how close it is to the hospital, the universities or the 300 ft road make big price differences. Each group shows the median asking price per katha.
Blocks A to H
Median asking price per katha: Tk 130 lakh (Blocks A to H combined)
- The project’s first layout was approved on 30 December 1987. Blocks A to F (D and F in part) are the oldest; they were approved before 2004.
- Evercare Hospital Dhaka is in Block E; North South University and Independent University, Bangladesh are inside the area; Ebenezer International School is in Block C.
- Buyers here look for an established neighbourhood, nearness to the hospital and universities, and rental demand.
Blocks I, J, K and L
Median asking price per katha: I Tk 145, J Tk 150, K Tk 118, L Tk 130 lakh
- Blocks F to L got conditional approval in 2006 as the “Baridhara Extension”, but it lapsed when the conditions were not met. In 2014 a cabinet committee changed the detailed area plan to drop a canal beside the Purbachal link road, opening the way to approve Blocks G to L. On 31 January 2016 the revised layout for Blocks A to L (except I) was conditionally approved; Block I was approved with the second phase.
- A new residential project began construction in Block J in 2026; Reverie School is in Block L.
- Blocks J and I asked more than Blocks A to H taken together.
Blocks M, N and P
Median asking price per katha: M Tk 113, N Tk 110, P Tk 86 lakh
- The project’s second phase; the final layout for Blocks M, N, P and I was conditionally approved on 31 January 2016 (Prothom Alo, May 2026).
- Block N is beside the Bashundhara Sports Complex near the Purbachal Expressway; a cricket stadium with capacity for 25,000 people is being built in the Sports City.
- Prices per katha are lower here, so the same money buys a larger plot; buyers check the roads, water and power, and whether houses have come up nearby.
I, N and P Extensions
Median asking price per katha: I Ext Tk 118, N Ext Tk 95, P Ext Tk 45 lakh
- P Extension is Bashundhara’s lowest-priced part; its asking price per katha is under a third of Block J’s.
- Buyers here first ask whether the plot has been handed over, whether the front road is built, and which mouza and dag (land-record plot) number the plot falls under.
What applies across the area
- Access: the 300 ft road (Purbachal Expressway) runs beside the area; the Kuril flyover has been open since 2013, and several Dhaka Elevated Expressway ramps are at Kuril. Madani Avenue (the 100 ft road) runs past Bashundhara Gate 2.
- Metro rail: MRT Line-1’s Purbachal branch will have stations including Notun Bazar, Nadda, Joar Sahara and Boalia; Line-1’s target is now 2033 (TBS, 16 September 2026). It is not built yet.
- City corporation: on 7 May 2026 the cabinet decided to bring Bashundhara under the control of Dhaka North City Corporation. At a parliamentary committee meeting on 8 October 2026, RAJUK said the area is essentially under the city corporation on paper; the meeting discussed that the city corporation does not yet have full control.
Selling your Bashundhara plot: 4 steps
- Tell us the block and sizeSend the block, size and the price you hope for, on WhatsApp, by phone or in the form on this page. You don’t need to send any papers at the start.
- Talk about priceWe discuss the price from your block’s asking prices and the plot’s road; you set the price.
- Buyer checks and viewingsWe tell the interested buyers we have; anyone who wants to see the plot is checked before we show it.
- Agreement to e-namjariThe sale agreement records the price, the deed value and who pays which cost, including any company fee. Then the source tax is paid and the sale deed registered at the sub-registry office for the mouza; the buyer then applies for e-namjari online and the new owner’s name goes into the company’s records.
Papers and complicated situations for a Bashundhara plot
Papers: the core papers for selling a Bashundhara plot are the company’s (East West Property Development) allotment and handover papers, the registered sale deed in your name and all earlier deeds (baya deeds). A buyer may also ask for proof of no unpaid company service charges or other dues.
- The company’s sale deed is not done yet: under the company’s terms, until full payment, possession and a registered sale deed, the plot cannot be transferred or mortgaged without the company’s written consent.
- Inherited plot: heirs apply online for e-namjari. The company’s terms mention a “set fee” for changing ownership, without a published amount; ask the office in writing what is needed to put the heirs in its records. Every heir must sign the sale deed.
- Land given to a developer to build on: Before selling, take a lawyer’s advice and settle the developer agreement and power of attorney.
- Owner living abroad: if you can’t come home, send a power of attorney signed at the embassy; once it is attested by the Foreign Ministry, stamped and registered, the person you appoint can sign the deed.
Plots mortgaged to a bank or with lost papers, each step of selling from abroad, fraud precautions and the complete list of papers are together in our seller’s guide.
Seller’s tax and the company fee: what you keep
For a residential plot, source tax is 5% of the deed value or a fixed amount per decimal, whichever is higher: Tk 1,50,000 per decimal if the mouza is in Bhatara, Badda or Khilkhet thana, which share one row in the Withholding Tax Rules 2026. Check your mouza’s thana in your deed. 5% becomes the larger figure once the deed value is above roughly Tk 49.5 lakh per katha. Enter the size, sale price and deed value (1 katha is about 1.65 decimals):
Knowing the buyer’s costs makes negotiation easier
Bashundhara is a private project, so there is no RAJUK transfer fee. The government costs are usually paid by the buyer, and knowing what the buyer is budgeting for makes it easier to talk price.
| Cost | Rate |
|---|---|
| Registration fee | 1% |
| Stamp duty | 1.5% (Stamp Act schedule) |
| Local government tax | 2% in city corporation and pourashava areas, 3% in union areas (TBS, June 2025) |
| VAT | None on land sold and registered by an individual; sales by land development or building construction firms are outside this exemption (Finance Act 2026) |
The seller’s source tax is no longer a final tax; it is adjusted in the annual return, so talk to a tax adviser (see our seller’s guide). The calculator above counts the source tax and any company fee you enter; if you pay any other cost, you keep that much less.
The government mouza value of residential land in Joar Sahara mouza is Tk 28.48 lakh per decimal, about Tk 47 lakh per katha (TBS, 23 October 2026); the deed value cannot be written below it. Not every Bashundhara plot is in this mouza, so check the mouza in your deed.
What changed for Bashundhara plots in 2025–2026
- Under the city corporation: on 7 May 2026 the cabinet decided to bring Bashundhara under the control of Dhaka North City Corporation; under the plan, owners will pay the government-set holding tax. At a parliamentary committee meeting in October 2026 it was discussed that the city corporation does not yet have full control.
- Government-interest land: of the 3,404 acres in the latest layout, 74 acres are “government-interest” land (Prothom Alo, May 2026); the report does not say which blocks. Buyers will ask, so check your plot’s dag number in advance.
- Changes that apply to all land, such as the sale-agreement filing time going from 30 to 60 days, source tax no longer being final and the plan to register at market value, are in our seller’s guide.
